Our Commercial Roof Replacement Process

At Banes Roofing, we hate guesswork, vague expectations, and assumptions. That’s why we make every effort to keep you informed every step of the way… Starting with what you can expect from our roof replacement process:
1. Inspection Of Decking, Flashing, And Drainage
First things – we need to figure out what’s going on with your roof. We’ll go up on your roof and inspect the surface to gauge your roof’s age and pinpoint any signs of trouble. We’ll make sure to take a good look at:
- The area around roof penetrations like the chimney, skylight, and vents: This area is called flashing and is often vulnerable to erosion.
- Your roof’s drainage system: We’ll make sure the gutters are clear, and water flows off your roof properly.
- Decking: We’ll enter your building and visually inspect your decking.
2. Core Sample Retrieval
Inspecting and analyzing your external roof only gets us so far. It’s essential that we dig under the surface to discover the layers underneath. We’ll cut into your roof to retrieve a “core sample.” Here’s an idea of what we’re looking for:
- How many layers of roofing there are.
- How much and what type of insulation your roof has.
- What material the decking is made of (steel, wood, etc.).
This gives us an overall picture of the “guts” of your roof so that we can come up with the smartest roof replacement solution.
3. Replacement Solution
After we examine the core sample, we’ll fill you in on our findings and work with you to come up with the most efficient roof replacement solution. We don’t always need to remove your entire existing roof.
Depending on the moisture level in your roof, we may be able to do a partial roof replacement and preserve a portion of your roof. Once we settle on a game plan, we’ll let you know the quote for the project and schedule an installation date.
If your roof is large, we’ll have a few crews working together to replace your roof. Before getting started, they’ll make sure the area around your roof is protected. Once all the tarps are in place, they’ll begin removing your roof.
After examining the decking and replacing any damaged areas, our workers will begin installing your new roof. When the installation is complete, our crews will clean up any debris, and our project manager will inspect the roof with you to make sure you’re completely satisfied.
