An Old Slate Roof Within A Historic District

And we took this old slate roof and replaced it with a BRAND-NEW slate roof. Now, the roof maintains its historic appearance AND will last for many decades to come.


The Challenge: The House Is In A Historic District,
So There Were Unusual Municipal Codes

This home was located smack-dab in the middle of a historical district. And this meant we had to stay in accordance with the Historical Architectural Review Board (HARB). As you might imagine, this was a MAJOR challenge we faced with this roof.

Now, if you don’t live in a HARB neighborhood, then you might not be familiar with how strict the enforcement is with HARB. Think HOA – on steroids. For example, much like an HOA, you can’t go and paint your house pink within a HARB district. You need special approval, and each home must maintain a certain architectural style.

A slate roof was the perfect way to maintain the 1800s look, feel, and style the area required.


After Hundreds Of Roofs, We Hold A Keen Eye For Design…
And We KNEW A New Slate Roof Would Look Great

Initially, the client wanted a metal roof. And metal would look great, no doubt. But there was a better option – a slate roof.

Some people have a natural eye for design. But even those with great design talent need experience. And after (seemingly) a million roofs, you gain quite the feel for what looks good and what doesn’t BEFORE you install a roof.

And we used our developed design skills to create the perfect slate roof plan.

We used a combination of real slate and synthetic slate. Now, they don’t match identically, BUT this worked in our favor as the real and synthetic slate were perfect, offsetting complements to one another.


Slate Isn’t Your Average Rock. It Easily Cuts, Looks

What is slate? Well, in essence, it’s a type of rock that is split into smooth, thin pieces. Slate is tough. Fashionable. And it’s been used in the roofing industry for centuries.

Think the old-school, nineteenth-century type of roof – that’s what slate can deliver. Except, instead of a 19th century roof, your slate roof with Banes Roofing is brand spanking new. It looks amazing, and it “wows” the neighbors (as well as “wows” yourself)!


The Result: A Stunning Slate Roof
That Meets HARB Requirements

Slate is a major challenge: when you replace an old slate roof, you’re taking the original slate material off and then putting the new slate on the roof. But it’s not exactly the same as removing asphalt shingles.

As you might imagine, slate doesn’t come off so easily. It takes grit, grind, and persistence. Fortunately, our installers have Pennsylvania blood, and “grit and grind” are built into their nature.

To make a long story short, we put in the work and removed the entire old slate roof on this historic house.

And next? We laid the new slate. Fortunately, this wasn’t as daunting a task. The slate lays on easily. Much of the roof was slate through and through – the real deal. But we also laid synthetic slate in certain areas as well, which looks amazing when paired with the real slate and helped keep the cost down for the homeowner.

Importantly, we completed the entire roof (which included a dash of synthetic) while keeping HARB happy with the changes. The home now features a beautiful classic appeal, and the homeowner enjoys a dependable roof that will last for many decades.
